Step-by-Step Process
1. List the property for sale — ideally with a broker who understands exchange timelines and can coordinate with your QI.
2. Engage a Qualified Intermediary before closing — This is not optional. The QI holds your proceeds. If you take constructive receipt of the funds, the exchange is invalidated.
3. Sell the relinquished property — The proceeds go directly to your QI.
4. Identify replacement properties within 45 days — You can identify up to three properties of any value, or more under the 200% rule.
5. Close on replacement property within 180 days — The clock starts at closing of the sale, not at identification.
